Who just happens to be an Elf - the world’s worst elf to be exact (think Danny Devito or Paul Rudd). And now Pip is entrusted to watch the kids over Christmas! Will he destroy the place and the holiday for the kids, or and can Pip turn over a new leaf and help the kids and himself get back to being on the nice list… (Uncle Buck meets Elf meets a PG version of Bad Santa.)

When the lights go out in a chic apartment complex over Thanksgiving break, a body falls from the 5th floor into the center pool - dead. The remaining tenants now find they must fight for their lives to escape a labyrinth of booby-trapped apartments before one of them murders them all.
